WHAT YOU SHOULD KNOW ABOUT VAL'S KOUNTRY CORRAL


OFFICE HOURS: Monday thru Friday - 8 A.M. to Noon and 1:00 P.M. to 4:00 P.M.; Saturday 8 A.M. to Mail Call; Closed Sunday & Holidays.

SERVICES AVAILABLE: Postage Stamps, Fax Service, Photocopies, Incoming Mail, Incoming Emergency Phone Calls.

REC HALL PARKING AREA: When using services in and around the Rec Hall, please park only in designated areas where pedestrian & vehicle traffic will not be obstructed. Golf cart & bicycle parking are on north side of pool. NO BICYCLE PARKING ALLOWED ON SIDEWALK AREAS!!

RECREATION HALL: Open from 8 AM to 10 PM. Shirts & shoes are required in the Rec. Hall. Smoking is NOT ALLOWED in any closed public area. Cans are provided for disposal of cigarette butts outside the Rec. Hall & throughout the park, including the Dog Run. Please use them & DO NOT dispose of paper of any kind in these "Butt Cans."

SPEED LIMIT: 5 MPH in the park. This is Strictly Enforced to ensure the safety of our residents. Please inform your guests or service & delivery persons of this rule. Only you can prevent the installation of speed bumps.

FRONT GATE: The gate is open until 10 P.M. during the winter season. SUMMER/OFF SEASON HOURS: As posted. If you are leaving or returning to the park anytime the gate is closed, please be sure to close the gate behind you. This is for the safety of all residents & all units in the park. We wish to deter any unwelcome visitors.

QUIET HOURS: 10 P.M. to 7 A.M. Please - no loud parties, radios, TV's, stereos. Be considerate of your neighbors during late evening & early morning hours.

PARKING: Designated areas only - including the area in front of your unit. Vehicles of any kind are NOT allowed on the grassy areas. Please inform your visitors of this Strictly Enforced rule.

RESTROOMS: Open 24 hours except for cleaning. Access only by poolside doors after 10 PM. Please report any problems to the Office.

LAUNDRY ROOM AND EXERCISE AREA: Open 24 hours except for cleaning. Do not wash rugs or blankets in machines. Please do not use liquid softeners, soap packets, or Mexican detergents which may clog septic tanks. Quarters are available in the Office. DO NOT USE CANADIAN QUARTERS. Please report any breakdown of washers or dryers to the Office.

POOL & SPA: Pool hours are 10 A.M. to 10 P.M. Spa hours are available most afternoons upon request. Special arrangements may be made for use if the spa is needed for medical therapy reasons. Inform the Office at least ½ hour before you want to use spa. The pool & spa are for the use of park residents and their PAID GUESTS ONLY - NO EXCEPTIONS!. INSURANCE REGULATIONS PREVENT POOL OR SPA USE BY DAILY GUESTS. Always shower before entering the pool or spa using outside shower located on the north side of the building & always be sure to wash off all sun block or tanning oil before entering the pool or spa. DRY OFF COMPLETELY BEFORE ENTERING THE RESTROOMS. Children under 14 MUST be accompanied by an adult.

MAIL: The Office places mail in resident's individual boxes on a daily basis. "A MAIL CALL FLAG" will be posted outside the Office window and "UNCLE SAM" will hold an American flag in front of the Rec. Hall. A "green slip" notice will be placed in your box for any mail that is too large.

TELEPHONE MESSAGES: Any Non-Emergency Messages will be placed in your mailbox. Emergency messages will be delivered to your unit as soon as possible - DAY OR NIGHT.

WI-FI INTERNET: The park provides free WI-FI service with FOUR access points, (security enabled network). See the office for information and password.

PRIVATE TELEPHONE SERVICE: Telephone lines are installed in the park & you may have private phone service to your unit. You must personally place your order with ATT customer service, (Service Changes) 1- 800-288-2020. Please be sure to register any contact information changes to the office.

EMERGENCY SITUATIONS OR HEALTH ISSUES: Please report all medical emergencies to the park management by calling (956) 581-1064 which is attended 24/7. If you call an ambulance notify management immediately so that somebody can be at the gate to direct the ambulance. We also like to be made aware of any sickness, surgeries, hospitalizations, accidents, etc. affecting our residents so that we may able to assist in any way possible, if needed.

CABLE TV: Available through Fiesta Cable (1-866-736-2338).

ELECTRIC BILLS: Resident's electric bills are calculated per article 1446d-2 of the Public Utility Commission of Texas. Each resident, unless paying on a daily basis, will be billed monthly during their stay. All bills due upon receipt.

MOWERS & LOT MAINTENANCE: Push lawnmowers & garden tools for resident's use are located inside the large shed at the northwest corner of the park. Return them promptly .. please be considerate of the next user by cleaning mower as well as checking gas & oil before putting them away! Report any problems with the mowers to the Office. Please Note: You are responsible for all maintenance of your lot while you are in the park. A fee of $5.00 will be assessed if the park mows for you when you are in residence.

PET OWNERS: Two pets per unit are allowed and management reserves the right to restrict certain breeds (pit bulls & other dangerous breeds) and/or sizes of dogs. Pets should be confined to your own site, in the dog run or restrained on a leash when walking through the park. Remember that pets are not allowed in the Rec Hall or in the fenced area of the pool. Be sure to clean up after your pet(s) in the Dog Run area, on your own site & anywhere else throughout the park. Be considerate of your neighbors by respecting the privacy & property of all park residents.

TRASH CONTAINERS & RECYCLING: Located at the East End of the park. All garbage & trash must be bagged. Avoid putting boxes & cardboard in the dumpsters - they can be recycled by breaking down & tying for Wed. AM pickup. You must make your own arrangements for disposal of old appliances, batteries, oil & oil filters etc .. Do not place these items in or around the dumpsters or other park areas. Deposit aluminum cans in the designated containers next to the dumpsters.

DIGGING AND PLANTING: Placement of in-ground decorative plants and/or trees must be approved by the office prior to digging to avoid hitting any service lines. of the Planting of new citrus trees is prohibited. Please Note: You are responsible for removal of all debris while you are in the park.

CONSTRUCTION/REMODELING: A drawing of your plans for any permanent construction or remodeling should be submitted to the office for approval prior to beginning the project. This includes storage sheds, screen rooms, carports, decks, etc. The sale of all units or storage buildings or moving of buildings should also be approved by management to ensure proper placement & to maintain park ownership status.

CLOTHESLINES: Umbrella type or one which is attached to the rear of your unit are both permitted. Lines are not to be attached to any utility service, other trailer, or to the fences.

UTILITY AREAS: To help prevent damage or disconnections to services, the utility area should not to be used as a alleyway/walkway. The utility area is solely for the purpose of hookups, such as water, sewer, electric, telephone & cable TV.

MUNICIPAL WATER: The white water faucet behind your unit is municipal water which is to be used only for inside household use. Red water connections are used for watering greenery & washing of vehicles. (Exceptions only with management approval).

WASHING & WATERING: Vehicle washing is restricted to an odd/even schedule by site number & NEVER on any grassy area or in the mower shed area. Flowers & other greenery may be watered with a hose or watering can as needed. Special permission may be obtained at the office for "limited" extra hose watering for newly seeded areas or other good reasons. Please try to be as conservative as possible in all use of water and especially municipal water usage.

WASHING MACHINES: Allowed with written permission from management and only for the use of the lot resident. Any resident wishing to install a washing machine in their storage shed must hook up to 'red" water only and install a drain field. A drain field request & plan must be submitted for approval before installing.

RV STORAGE AND UTILITY TRAILERS: Residents must check with the Office for usable lots available for the purpose of loading or unloading your RV to or from your seasonal living unit or for in-park summer storage from April 1 to Nov. 1. You are responsible for the maintenance & care of that lot, including electricity usage, when you bring in a RV unit to use for said purposes. If you are using a lot for summer storage the DEADLINE to move it to the storage area or from the park is Oct. 1. No units may be placed on empty lots for summer storage before April 1. You may store a unit in the storage area in the south end of the park for $12 per month during the season. Storage for utility trailers & tow dollies is free!

RENT: Must be paid in full on or before your due date! A Late Charge of $25 will be assessed after five days & will continue to accrue at an additional $20.00 per month until rent is paid in full. If you check out and permanently leave the park with your unit before your rental time has elapsed your rent is not refundable.

GUESTS: The office MUST be notified of ALL overnight guests before or at time of arrival. Any guest staying in a unit that is occupied by the allowable two occupants is a paying guest. A non-paying guest is when only one person is occupying a unit. The paying guest charge is $2.50 per night per person. Children 2 years old and under - no charge. Guest parking is in the parking lot on the south side of Rec Hall.

TYPES OF UNITS - SIZE & AGE: Units cannot exceed 400 sq. ft. nor be wider than 12 feet overall. You must have management approval before moving any unit into the park. Used units must be in good condition & well-maintained. Generally units over 10 years of age are NOT allowed, however, management may make an exception for units older than 10 years if it is in extremely good condition as determined either by personal inspection or submission of inside & outside photos of unit. This does not apply to storage units.

SECURITY OF YOUR PROPERTY IN THE OFF-SEASON: It is recommended that you leave keys for your unit, sheds, carts, vehicles, etc. at the Office for the purpose of checking your property in case of fire, break-in, burglary, vandalism, storm damage, etc. Frequent checks of property are made and if your property is found unlocked and you have not left keys management will not be responsible for seeing that your property is locked & fully secured. If you leave keys at the Office, but would like another person, other than staff, to check your property, you should leave written permission for that person to check your property. Note that Management will not release keys to any persons nor allow any persons to enter any unit, sheds, etc. without specific permission on file. If you don't leave keys at the Office, but give them to any other person, the office MUST be notified IN WRITING that the named person has the authority & right to enter your unit as they wish so that management need not be concerned or responsible for the security of your property. In case of any evidence that there has been vandalism or break-in at any lot, management must be notified. Local law enforcement must be called and NO ONE is to enter the unit until the deputy and/or officer has arrived in the park.

LEAVING AND RETURNING: Please leave address labels with the Office! This is very important for the efficient handling of the mail. Notify your home post office to stop forwarding your mail at least one week before you are leaving TX - ten days may be even better. Do Not file a change of address with Mission Post Office. Also, please notify the office the date you are leaving so that mail is not kept in your mailbox, but is properly handled once you leave the park for the summer. If we know when you will return, we will hold mail for you in the fall. ONLY FIRST CLASS & PRESORTED FIRST CLASS MAIL WILL BE FORWARDED.

In Addition:

  • If you will be leaving your electric on for any reason during the summer, you must inform the Office before you leave so that we do not inadvertently turn it off.
  • All fences that would interfere with lawn maintenance shall be taken down and stored securely for the summer.
  • For safety reasons, all recreational vehicles, second roofs on units, and sheds left in the park for the summer must be securely tied down. Also, please store away anything that could possibly blow around in a hurricane, including the lowering of any hurricane shutters. It is important to check all around your unit for any of these items. It is highly recommended that you clear off your patio as much as possible. This is not only for your safety, but for the safety of all units in the park. Many items, even heavy ones, can become projectiles in a hurricane.
NOTICE TO RESIDENTS: (IMPORTANT!) - OWNERS AND MANAGEMENT:

Will not be responsible for accidents or injury to residents, their guests, or any unauthorized persons who may mow your lawn or come on your lot for any reason. Contractors must remove any debris generated by their work. Will not be responsible for loss of money, jewelry and/or valuables of any kind by fire or theft or water or any damage to your unit during routine maintenance.

Reserve the right to request a resident to leave the park who refuses to comply with all rules and regulations and to invoke legal eviction action through their attorneys if necessary. Management reserves the right to add to or change these rules as circumstances require.
