Park Rules & Guidelines

PAYMENT: Full rent is due and must be paid upon arrival at the park. All payments should be made to the park manager. Accepted payment methods include cash, checks, cashier's checks, money orders, and debit or credit cards (VISA, MasterCard, Discover). Please note that a service fee may apply.

SECURITY DEPOSIT: A deposit of $100 is required to reserve a space, and this amount will be applied towards your lease. Reservations will only be accepted for a minimum period of three months until December 15th, unless a different agreement is made with the manager. Please inform the manager of any changes to your projected arrival date. If you experience a delay and do not provide timely notice, you may forfeit your deposit and lose your site reservation.

LATE FEES/RETURNED CHECKS: If rent payment is not received during the month, it is due, a late fee of $10.00 may be charged for each month the payment is overdue. The resident is responsible for any fees incurred, as well as any late charges, until full payment is received.

SERVICES AVAILABLE: Postage Stamps, Notary on site, Photocopies, Incoming & Outgoing Mail, Incoming Emergency Phone Calls. Charges may apply, see Office.

RECREATION HALL: The Recreation Hall is open for park residents from 9 AM to 10 PM. Approved Park events may be scheduled at other times with the Park Manager's approval. Please note that the Recreation Hall cannot be used for private events. A shirt and shoes are required at all times while inside the Recreation Hall.

SMOKING/VAPING: Smoking/vaping is NOT ALLOWED in any closed public area. Cans are provided for disposal of cigarette butts outside the Rec Hall, the pool & the Dog Run.

VEHICLES: Speed Limit in the park is 7 MPH - This will be strictly enforced! Please inform your guests, service workers, contractors, & delivery people of this rule.  Only you can prevent the installation of speed bumps.

FRONT GATE: The gate is open from 7AM to 7PM during the winter season (Oct 1 - March 31) Summer Hours will be posted on April 1st. Upon arrival you will be issued a gate opener, there will be a $5.00 replacement fee if lost.

QUIET HOURS: IOPM to 7AM Please be considerate of your neighbors during late evening & early morning hours.

PARKING: Please Park in designated areas only. Each resident is allowed 2 vehicles on their site. No one should be parking their vehicle or golf cart on another resident’s site. Your guests, workers, contractors or deliveries should NOT be parked on another resident’s site without the written permission of the resident or Park Manager. 

RESTROOMS: Open 24 hours except for cleaning. Access only by poolside doors from IOPM - 9AM

LAUNDRY ROOM & LIBRARY: Open 24 hours except for cleaning. Do not wash rugs or blankets in machines. Please do not use liquid softeners, soap packets, or Mexican detergent which may clog septic tanks. Quarters are available in the office. DO NOT USE FOREIGN COINS. Please report any breakdown of washers or dryers to the office.

POOL & HOT TUB: Pool and hot tub hours are from 9 AM to 10 PM. Please call the number posted to have the hot tub turned on. The pool and hot tub are reserved for park residents and their paid guests only. 

To ensure a clean swimming environment, please shower before entering the pool or hot tub. Use the outside shower located on the north side of the building and be sure to wash off all sunscreen or tanning oil. 

Please dry off completely before entering the restrooms or recreation hall. Children under 14 must be accompanied by an adult at all times.

MAIL: The Office places mail in residents' individual boxes daily. A "colored slip"  will be placed in your box for any mail that is too large to fit. DO NOT TAKE MAIL OR PACKAGES THAT DO NOT BELONG TO YOU!

EMERGENCY SITUATIONS OR HEALTH ISSUES: Please report all medical emergencies to the park management by calling (956) 581-1064. If you call an ambulance, notify management immediately so that somebody can be at the gate to direct the ambulance. We would also like to be made aware of any sickness, surgeries, hospitalizations, accidents, etc. affecting our residents so that we may be able to assist in any way possible, if needed.

UTILITIES: Each resident, unless they pay on a daily basis, will be billed monthly during their stay. All bills are due upon receipt. The white-water faucet behind your unit is municipal water, which is to be used only for inside household use. Red water connections are used for watering greenery & washing vehicles. (Exceptions only with management approval). The park provides free WI-FI service in the rec hall (security enabled network). See the office for information and password.  

MOWERS & LOT MAINTENANCE: A push lawnmower and garden tools for residents' use are available inside the large shed located at the northwest corner of the park. Please return them promptly after use. To support the next user, kindly clean the mower  and the tools before putting them away. If you encounter any issues with the mower or tools, please report them to the office.

PET OWNERS: Two pets per unit are allowed and management reserves the right to restrict certain breeds and/or sizes of dogs. Pets should be confined to your own site, in the dog run or restrained on a leash no longer than 6' when walking through the park, remember that pets are NOT allowed in the Rec Hall or in the fenced area of the pool. Be sure to clean up after your pet(s) in the Dog Run area, on your own site & anywhere else throughout the park. Be considerate of your neighbors by respecting the privacy & property of all park residents. All pets must be inside your unit when leaving the park. DO NOT LEAVE DOGS OUTSIDE BARKING!

TRASH CONTAINERS: Located at the East End of the park. All garbage & trash must be bagged. All boxes and carboard must be broken down before being placed in the dumpsters. You must make your own arrangements for disposal of old appliances, batteries, oil & oil filters etc. Do not place these items in or around the dumpsters or other park areas.

DIGGING AND PLANTING: Placement of in-ground decorative plants and/or trees must be approved by the office prior to digging to avoid hitting any service lines. Planting new citrus trees is prohibited. Please Note: You are responsible for removal of all debris while you are in the park.

CONSTRUCTION/REMODELING: A drawing of your plans for any permanent construction or remodeling must be submitted to the office for approval prior to beginning the project. This includes storage sheds, screen rooms, carports, decks, etc. The sale of all units or storage buildings or moving of buildings must also be approved by management to ensure proper placement & to maintain park ownership status. Contractors MUST remove any debris generated by their work (NOT in our dumpsters).

POLITICAL SIGNAGE/FLAGS: Political signs and/or flags of any kind are not permitted in the park. This expressly prohibits political signs for any campaign or political party. Such signs may not be placed in any common area, yard, or on the exterior of any Tenant's RV or trailer.

CLOTHESLINES: Umbrella type or one which is attached to the rear of your unit are both permitted. Lines are not to be attached to any utility service, other trailer, or to the fences.

UTILITY AREAS: To help prevent damage or disconnections to services, the utility area should not be used as a alleyway/ walkway. The utility area is solely for the purpose of hookups, such as water, sewer, electric.

WASHING & WATERING: Flowers & other greenery may be watered with a hose or watering can as needed. Please try to be as conservative as possible in all uses of water and especially municipal water usage.

WASHING MACHINES: Allowed with written permission from management and only for the use of the lot residents. Any resident wishing to install a washing machine in their storage shed must hook up to 'red" water only and install a drain field. A drain field request & plan must be submitted for approval before installation.

RV STORAGE AND UTILITY TRAILERS: Storage fee for utility trailers will be $40.00 per month & can be stored on Lots 28 & 82. Tow dollies may be stored at the end of the dog park for free! NOTE: NO utility trailers or tow dollies are allowed on sites. A reasonable amount of time will be given to allow for unloading prior to storing it in the yard. Use of sites other than rental is not allowed. 

GUESTS: The office MUST be notified of ALL overnight guests. Any guest staying overnight will be charged a $4.00 fee. This will give guests access to the pool & hot tub along with any activities in the park. Guest parking is in the parking lot on the south side of Rec. Hall. Residents may not permit any guest to stay longer than 14 days without managers’ written permission. 

TYPES OF UNITS – SIZE & AGE:  Units cannot exceed 400 sq. ft. or be wider than 12 feet overall. You must have management approval before moving any unit into the park. Used units must be in good condition & well maintained. Generally, units over 10 yrs. of age are not allowed however, management may make an exception for units older than 10 yrs. if it is in extremely good condition as determined by personal inspection or submission of inside & outside photos of the unit. This does not apply to “short term” rentals and /or storage units.

SELLING & SUB-LETTING OF UNITS: No unit may be sold during the rental term without the prior approval of park management. If a unit is sold during the rental term & the new owner wishes to keep it in the park, they must obtain approval from the park management. The management must inspect the unit, & the prospective buyer’s information must be disclosed. At its sole discretion, the management reserves the right to request the unit’s removal upon sale. It is imperative to note that the subletting of units by tenants is strictly & unequivocally prohibited. 

SECURITY OF PROPERTY IN OFF-SEASON: It is recommended to leave keys for your unit, shed, or cart at the office for property checks due to fire, break-in, vandalism, or storm damage. If your property is unlocked and you haven't provided keys, management won’t ensure its secure. To allow someone else to check your property, written permission must be submitted to the office. Management will not release keys without this permission. If you give keys to someone else, the office must be notified in writing. In case of vandalism or break-in, notify management and call local law enforcement before entering the unit until the officer arrives.

LEAVING AND RETURNING: Please leave address labels with the Office This is very important for the efficient handling of the mail, notify your home post office to stop forwarding your mail at least one week before you leave TX. Ten days may be even better. Do Not file a change of address with Mission Post office. Also, please notify the office of the date you are leaving so that mail is not kept in your mailbox, but it is properly handled once you leave the Park for the summer. If we know when you will return, we will hold mail for you in the office. ONLY FIRST CLASS & PRESORTED FIRST CLASS MAIL WILL BE FORWARDED.

If you will be leaving your electric on for any reason during the summer, you must inform the Office before you leave so that we do not inadvertently tum it of. All fences, lawn ornaments, flower pots that would interfere with lawn maintenance shall be taken down and stored securely for the summer. For safety reasons, all recreational vehicles, second roofs on units, and sheds left in the park for the summer must be securely tied down. Also, please store away anything that could possibly blow around in a hurricane, INCLUDING the lowering of any hurricane shutters. It is highly recommended that you clear off your patio as much as possible. This is not only for your safety, but for the safety of all units in the park. Any property abandoned on the Premises at the end of your term may be retained, destroyed, or disposed of.

PERMISSIBLE USE: All units must be set-up and tied-down in accordance with applicable statutes and ordinances. The Park will NOT be liable for any improper installation. The Premises will not be used for any illegal purposes, nor in violation of any regulation of any governmental agency, nor in any manner to create any nuisance or trespass.

EARLY TERMINATION: If you terminate your lease early, the Park may collect the rent that remains outstanding for the remainder of the term of the Agreement. If the lot is leased to someone else within 21 days, the Park may collect one month's rent for early termination.

LAND USE: The park may terminate this Agreement without liability if there is a change in land use. The park will post notice 120-days before the date the land use changes.

PARK MAINTENANCE: The Park will comply with applicable codes, statutes, ordinances, and administrative rules and maintain all common areas of the park in clean and usable conditions and will also repair or remedy conditions on the premises that materially affect the physical health or safety of tenants.
